Why do I need a move-in inspection checklist?

A move-in inspection documents the condition of the unit before you take possession. Without it, your landlord can claim pre-existing damage was caused by you and deduct it from your security deposit. Photos plus a signed checklist are your best protection.

Should my landlord sign the inspection form?

Yes. Both tenant and landlord (or property manager) should sign and date the inspection form. Each party should keep a copy. If your landlord refuses to sign, note that on the form, take dated photos, and send a copy via certified mail.

What counts as normal wear and tear vs. damage?

Normal wear and tear includes minor scuffs on walls, slight carpet wear in traffic areas, and faded paint. Damage includes holes in walls, stained or burned carpet, broken fixtures, and missing items. Landlords cannot deduct for normal wear and tear.

Can I do a move-out inspection before I leave?

Many states require landlords to offer a pre-move-out inspection. This gives you a chance to fix issues before the final inspection. Check your state's laws — some require landlords to provide an itemized list of deductions they intend to make.
