This is the full underlying dataset for security deposit law in the U.S. — a sortable comparison table of return deadlines, penalty multipliers, and statute citations for all 50 states and the District of Columbia, downloadable below as CSV. Day counts and penalties appear for the 44 states whose statute sets a fixed return period; the other rows, where there is no fixed period or it depends on a condition, say “Check the statute” with the citation to read. How long does my landlord have to return my deposit?

It depends on your state. Among the 44 states with a fixed return period, deadlines run from 14 days (Alaska, Hawaii, Nebraska, New York and Vermont) to 60 days (Alabama and West Virginia). Always count from the date you vacate and return the keys — not from the end of the lease. The table above gives every state's statute; rows with no fixed period say "Check the statute" instead of a number.

Can I get double my deposit back?

Some state laws allow a penalty on top of the deposit. Among the states with a fixed return period, these allow up to twice the amount wrongfully withheld: Alabama, Alaska, Connecticut, Delaware, Illinois, Iowa, Maine, Michigan, Missouri, Nebraska, New Hampshire, New Jersey, Ohio, Oregon, Pennsylvania, Vermont, Washington and Wisconsin. These allow up to three times it: Arizona, California, Colorado, District of Columbia, Georgia, Hawaii, Idaho, Louisiana, Maryland, Massachusetts, Nevada, North Dakota, Rhode Island and South Carolina. Whether a penalty applies depends on the state's rules and the facts, and a court decides.

What states have the best tenant protections for security deposits?

Among the states with a fixed return period, strong protections include Massachusetts (3x penalty, 1-month cap, interest required), Nevada (3x, 3-month cap), Maryland (3x, interest required) and California (2x, walk-through required, landlord bears burden of proof). New York caps deposits at 1 month and requires return within 14 days.

Do landlords have to give an itemized list of deductions?

In most states, yes. The vast majority of states require landlords to provide a written itemized statement of any deductions within the same deadline as the deposit return — typically 14 to 45 days. Failure to provide the itemized statement is independently actionable in many states and can result in forfeiture of the right to any deductions. Check the "Itemized Required" column in the table above for your state.
